Builders are not likely to tell you this, but not bringing your own licensed Realtor/Broker to the table can cost you financially and even mentally. Many first time new construction buyers, assume that bringing a Realtor with them to the new construction process will cost them financially. However, what builders don't tell you is that they all have budgeted into their pricing system to pay out a commission to a buyer's agent. This means that the final cost to you remains the same with or without a Realtor. When you go without a Realtor that just means the builder gets to keep for themselves the commission they had budgeted for a Realtor. Furthermore, the builder's representative is employed by the builder and has the builder's best interests in mind throughout the entire building process.
Bringing your own trusted Realtor with you to the table ensures that you have someone looking out for your best interests. You have someone knowledgeable on what upgrades actually add value to your home. You also have someone who understands the building process and can provide you with contacts to third party inspectors to ensure no surprises when you move into you home. These are only a few of the benefits of having Realtor representation during your new construction build.
If you don't have your own trusted Realtor to lead you through this process we would love to help you out!
